House Rules 1) Both smoking and drugs are strictly prohibited in and around the property. 2) If we find any evidence of smoking or cigarette/marijuana ash found on the property, we will be collecting a minimum of a $1000 fee. 3) No unregistered guests or visitors allowed. The maximum property capacity is 11 people. NO PARTIES - meaning more than 11 people without prior approval involving very loud music and/or voices particularly during quiet hours (listed below). Any evidence of partying will result in a minimum fee of $1000 which will be requested through the Airbnb solutions center. 4) Please be respectful of our neighbors and keep noise to a minimum between quiet hours: 9 PM - 7 AM. 5) Pets are permitted in the house for $30 per pet/per night. Limit of two pets. You must clean up after your pet and please keep them off the furniture. 6) Heat the pool FREE of charge. Understand it can take up to 24 hours to fully heat - let me know prior to your stay if you want the pool heated upon arrival. Please do not heat the pool unless you plan to use it for more than a day as it is very costly to turn it on and off… Max heat is 85 7) Parents must not leave children unsupervised especially around the pool and are fully responsible for their safety at all times. Do not dive in the pool. Stone is slippery when wet 8) No eating or drinking in the bedrooms. No glass in or near the pool/hot tub. Use plastic glassware by the pool 9) Please do not rearrange our furniture and keep it clean as best you can 10) Report any damages and/or breakages immediately. 11) Ensure all doors are locked and windows are closed when you leave the property. Turn off any electronics/lights. 12) Early check in & late check out available upon request for a fee. Otherwise, a late checkout fee of $150 will be applied to anyone that leaves the property past checkout time. 13) We are not responsible nor able to control external noise or inconveniences outside of the property

If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. ▹ Early check in & late check out available upon request for a fee ▹ Please note there is a $35 per pet/per night fee (max 2 pets) - this requires a more extensive clean for the next guest.
